We are available by appointment on a flexible schedule 7 days a week:
IN THE UNLIKELY EVENT OF A CANCELLATION, OUR POLICY IS AS FOLLOWS: If we are at fault for any cancellation, we will not charge any fees.
In all other cases, we charge our normal fee, be it a printing fee if we have not left the office ($25), a trip and printing fee if we have arrived but there is no work at the site ($100) or the full fee in the event that we have started the 'closing process' at the borrower's site but the signing cancels after we arrive at the closing location and for which we are not at fault.
Points At Issue Include:
There is no charge if the loan does not close due to my fault - which has never happened - but if it did, I would not charge or expect any fee.
This full-charge policy is for instances where the loan officer and the borrower could not agree on some of the terms between them and this disagreement is the cause for the loan to not close. Rare though it is, uncompleted closings sometimes occur because of a miscommunication between borrower(s) and loan officer(s), and for such instances we bear no risk for these issues.
As a Mobile Signing Agent and Notary Public I am performing a service, I am not sharing in the profits of the closing and as such I bear no risk as a business enterprise would who engages in originating loan business. Like an accountant or mortgage company employee, I get paid for a service, not for sharing in the risk and profits of an enterprise.
This policy is not designed to avoid or skirt responsiblity, but rather to place responsibility in the lap of the party originating any actions, and to insulate those who are not responsible for such actions.
